Prospect for buyer leads, convert leads to appointments, close for agreements, and conduct high-level fiduciary needs analyses
Select homes that meet clients' needs, identifying homes that best meet those needs, refining needs, and closing to contract offers
Consult with clients to ensure fiduciary service of the real estate transaction from initial contact through contract to close
Effectively negotiate, or oversee negotiations, for all buyers
Develop expert knowledge regarding mortgage financing, neighborhoods, schools, and all homeownership issues

Compensation
Pending successful completion of real estate exam (and or 90 days following first day of employment), Buyers Agent shall receive a non-commission based pay of $2,500-$4,000 per month to be negotiated at time of job offer. After 90 days, or upon receiving a Colorado State real estate license (whichever comes first), Buyers Agent will transition to 100% commission based compensation. Estimated annual compensation: $50,000.
Note: The Atha Team closed 61 successful transaction in 2014, and 50 in 2013; the Buyer Specialist will share in the caliber of the Team's success.
Job Requirements Experience, Training, and Education
Bachelor's degree in business administration (BBA) preferred
Colorado real estate license preferred but not necessary
1-3 years of industry and sales experience preferred
1-3 years of management experience preferred


Narrative
The Buyer Specialist is an individual who is highly sociable, draws energy from working with people, and is optimistic and outgoing. They have a strong sense of urgency, but not at the expense of quality.
The Buyer Specialist prospects for leads daily, closes those leads to appointments, closes for agreements, and then conducts a high-level fiduciary needs analysis. At that point, the Buyer Specialist will select homes that meet the criteria and will drive the clients to the homes. That person will refine the criteria and close for contract offers. At that point, the Buyer Specialist will negotiate the offer, write the contract, and oversee the deal through its close.
In addition, he/she demonstrates on a daily basis the knowledge, attitudes, skills, and habits of a high-achieving buyer agent who is committed to putting clients first, to doing the right thing, and to seeking win-win agreements.
The Buyer Specialist will command a non-traditional work schedule (when appropriate) and be available to work evenings and weekends if and when necessary.
The Buyer Specialist will demonstrate a commitment to learning and strive for growth by regularly attending courses, teaching courses when appropriate, and regularly practicing scripts and dialogues.
As the team continues to grow, the Buyer Specialist will develop into a Lead Buyer Specialist role. At that time, the Buyer Specialist will lead the buyer side of the team by hiring, training, consulting, and holding accountable all Buyer Specialists and Showing Assistants. The Lead Buyer Specialist will be committed to investing in the people on the team and regularly provide them with learning and growth opportunities as well.



Estimated Salary: $20 to $28 per hour based on qualifications.

The fraudster will send a check to the victim who has accepted a job. The check can be for multiple reasons such as signing bonus, supplies, etc. The victim will be instructed to deposit the check and use the money for any of these reasons and then instructed to send the remaining funds to the fraudster. The check will bounce and the victim is left responsible.
